About the Fort Campbell, Kentucky Area 

Fort Campbell is home to several units of the United States Army, including the 101st Airborne Division. The total active-duty population of Fort Campbell is approximately 28,000. Fort Campbell has the 3rd largest military population in the army, and the 7th largest in the department of defense. Fort Campbell North, a census-designated place that houses much of the military personnel from Fort Campbell, has a population of approximately 15,000. Major General Thomas R. Turner II is the current Commanding General of both Fort Campbell and the 101st Airborne Division.  

Location
Fort Campbell is a post of the United State Army, located on the Tennessee/Kentucky border. Most of the installation is located in north-central Tennessee, in Montgomery County, although some of it extends into southern Kentucky. 

Fort Campbell is located approximately ten miles northwest of downtown Clarksville, Tennessee, and ten miles south of Hopkinsville, Kentucky. Nashville is 60 miles southeast of Fort Campbell. 

Geography/Terrain
The total land area of Fort Campbell is 164 square miles (105,068 acres) making it one of the largest military installations in the world. Approximately 12,000 acres have been developed into temporary quarters for troops, and the remaining 93,000 acres are used for training and firing ranges. 

Jobs
Fort Campbell is the largest factor in the Clarksville, Tennessee area’s economy. There are five business centers and numerous agencies in the U.S. Army Garrison at Fort Campbell. Among the services that are provided on the base by the installation staff are housing, information management, contracting and purchasing, installation business, community activities, public works, and public safety.

Housing
Fort Campbell North is located in Christian County, Kentucky, and contains most of the housing for the Fort Campbell Army Base. The average home value is under $100,000. 

Recreation
Within an hour’s drive of Fort Campbell are numerous opportunities for outdoor recreation including fishing, boating, and hunting, which are all popular outdoor activities in this region. 

One beautiful recreation area is the Land Between the Lakes. It is a 170,000-acre national recreation area in western Kentucky and Tennessee. Land Between the Lakes is an inland peninsula that was formed when dams were built on the Cumberland and Tennessee rivers, creating Kentucky Lake and Lake Barkley, with a finger of land between the two. 

For golf enthusiasts, there are opportunities to enjoy a variety of courses in nearby Clarksville. There are two public golf courses in Clarksville. The Mason Rudolph Golf Course has 9 holes, and the Swan Lake Municipal Golf Course is an 18-hole course. Additionally, Eastland Green South is a semi-private golf course, with a total of 27 holes on two courses. The Clarksville Country Club is a private club, with an 18-hole golf course. 

Special Attractions/Events
At Fort Campbell, there are social, recreational, and religious activities to support the more than 4,100 families who live on the base, and also the off-base families. Fort Campbell has a large exchange-commissary complex for shopping. There are seven schools on the base, a modern hospital for 24-hour medical services, and recreational facilities for every season. 

In addition to supporting the active troops, the installation also provides services for family members, retirees, and National Guard and Reserve units. 

Residents of Fort Campbell enjoy the rich heritage of Kentucky and Tennessee, and all the cultural and natural attractions nearby. 

Nashville is an hour’s drive from the army base, and is well known for is vibrant music scene, and the historic Grand Ole Opry. Nashville also has a symphony, opera and ballet companies, as well as professional theatre companies. Other attractions include the zoo and science center, and a fun water park for kids of all ages to cool off on hot summer days. Nashville is also the Capitol of the State of Tennessee. 

Interesting Facts
Kentucky and Tennessee were among the earliest states to be settled, west of the Appalachians. The local area is rich with interesting historical sites dating from the early days of settlement in the late 1700’s, through the Civil War, era, to the present. 

The site of Fort Campbell was selected in July of 1941, and it was opened in 1942. Fort Campbell was named after William B. Campbell, a Tennessee statesmen and Brigadier General of the United States Volunteers during the Civil War. 

The base was named Camp Campbell until April of 1950, when it became a permanent army installation and was renamed Fort Campbell.

Accepting An Offer >Offers and Counter Offers

Many of the offers real agents submit for prospective buyers aren't exactly what the sellers want. The price may be lower than they are asking or there might be terms included in the offer that will require negotiation. What happens after the offer is submitted?

The seller's real estate agent will present the offer to the sellers, along with the buyer's qualifications. If the sellers accept the offer, then a purchase agreement is written and signed by both parties. If the sellers counter the offer, the next action is initiated by the buyers when they make a response, either accepting the counter offer or countering it with yet another figure. If you want to buy a particular house, your chances of succeeding are greater if your initial offer is as close to the asking price as possible. You could save money by engaging in lengthy negotiations, but you run the risk of losing the home if a more attractive offer comes in from another buyer.
