AMONG THE NATIONS ELITE REAL ESTATE TEAMS By JIMMY SETTLE The Leaf-Chronicle A recent survey of top U.S. real estate performers conducted jointly by The Wall Street Journal and Real Trends magazine ranks Clarksville's The Vaughn Team of The Vaughn Team as one of the country's 50 best . The Vaughn Team — consisting of 12 "team members" led by Maurice and Terri Vaughn, Amanda Vaughn and Jon Vaughn — is ranked 45th on the list of the nation's leading performers based on total number of transactions for 2005. The local agents, based at 2271 Wilma Rudolph Blvd., checked in with nearly 367 transactions, in a category led by a San Diego, Calif., realtor who posted 1,676 sales for the year. WSJ and Real Trends described those making the top 50 as "residential real estate's elite — agents who are easily in the top one percent of the top one percent of real estate professionals in America." That's impressive, the two publications jointly stated, considering now more than 1.35 million full- and part-time real estate agents are registered in the U.S., according to the Association of Real Estate License Law Officials. For Maurice Vaughn, who's been in the business for nearly 23 years, the ranking is reason for celebration for The Vaughn Team and The Vaughn Team International, it certainly reflects the overall strength of the Clarksville real estate industry on a national level. Now, with Fort Campbell troops home from Iraq, The Vaughn Team is poised to at least equal, if not surpass the 367-transaction mark this year. "It's very rewarding for us to be ranked this high nationally," Maurice Vaughn said. "We attribute it to everybody working together as a team. There is no single individual that could accomplish this." The Vaughn Team, consists of buyers' agents, listing agents and administrative assistants.The Vaughn Team has been one of the more aggressive, visible real estate sales groups in Clarksville during the past few years, using a wide spectrum of advertising resources to spread its message. The people who do title searches have an extremely important job. They must ensure that the sellers really own the property being sold and that all liens against the property are being paid off as a result of the sale.
If the seller has had financial difficulties, for instance, and didn't pay his bills, there may be judgments that must be satisfied on or before the closing. Someone in addition to the party who signed the sales agreement may have an interest in the property. If so, it will be necessary for that person to sign the sales agreement and the deed that transfers ownership to the new buyer. The preliminary title report will also show any easements that run with the property. The Title Company will go back many years, examining what is called the "chain of title". If you learn that the property you are buying has title problems, don't panic. Most of them are resolved easily and in plenty of time to avoid delays in the closing.
